The quickest way for us to assess your finance requirement is by completing one of the forms below. If you are pressed for time, please fill in the first Quick Enquiry Form only.
However, by completing the Full Application Form, and the Assets & Liabilities Form, we can make a more thorough assessment of your application for finance. If you are unsure about how to complete any aspect of the forms below, please call us and one of the Offa team can guide you through them.

Complete this Quick Enquiry Form to give us a good overview about your finance requirement, the property the finance is for, and brief details about the applicants.
Schedule of Works
This form asks about your plans for the property you intend to develop. It requires a breakdown of works, such as architect’s plans, planning permission, building contracts, refurbishment, along with a brief description of each, the timeline, and related costs for each item of work.
Investment Property Schedule
This form provides us with details about your existing property portfolio. Please list all properties you currently own, excluding your personal home.
Assets & Liabilities
This Assets and Liabilities form helps us to understand your financial situation. It is needed as part of your application.
Supporting Documents
You must submit a fully completed and signed application form, which must be supported by the following documents:
- Evidence of identity (passport, driving licence).
- Proof of address (recent utility bill or similar)
- Evidence of personal income via the latest 3 months’s payslips with P60 or latest SA302’s and Tax Year Overviews.
- Last 3 months’ personal/business bank statements (if applicable)
- Last 2 years company accounts (if applicable)
- Copy of lease/AST (if applicable)
- Full details of investment properties (if applicable)
Non-Compliant Properties and Activities
Offa is an Islamic finance provider, which means we follow Sharia principles. These ethical rules and criteria determine what we can provide finance for.
Below is a list of properties and activities that we cannot fund because they are deemed non-Sharia-compliant.

Assessing Your Credit History
As part of each application, we assess your credit history. We apply the following criteria:
- No bankruptcy/IVA in last 72 months.
- No CCJs or defaults in last 72 months*
- No missed payments on secured commitments in the last 72 months.
- No voluntary enforced possession.
- An up-to-date UK credit report.
*Subject to satisfactory explanation, a previous historic satisfied CCJ or default can be considered if amount was less than £500 and more than 36 months ago.
